Getting London
schemes built

Eighteen years of building homes in London.

Hundreds of homes delivered, two recessions, and a contracting business that did not survive the second.

If you're a developer taking a site through planning and build, we'll tell you what will go wrong before it does. We are not a multi-disciplinary consultancy cross-selling services, we are practitioners who have done well in some years and badly in others and can actually help.

What we do

We help make your scheme viable and keep it viable, from first appraisal to last sale. We run development for people who own or are buying London sites, on anything from a single infill plot to several hundred homes: we test the numbers, take the scheme through planning, pick the team, procure the contractor and stay on it through the build. Development management from site to sale, and construction management on site. We believe London development is still viable, and still an exciting business to be in, and we bring everything we have learnt since 2008.

Where we have been

Our founder started London South Build (LSB), first called AK & AK Property and then Kuropatwa Ltd, in May 2008, in the financial crash, and ran it until 2025. It grew from small jobs for friends and family to turnover of over £20m a year, with up to 100 staff and fixed-price JCT contracts up to £15m. Three contracts taken on from 2020 and built through Brexit, Covid and construction inflation finished it. Although every job was handed over the business closed in March 2025.

Three lessons

Keep a contingency, so the appraisal survives contact with the site; hire quality, so the team on site can do the job; and plan for what goes wrong, so programme and cost stay in your hands.
